The Client 

Legal & General Modular Homes is committed to making the housing market fairer for all. By building modular housing developments using precision engineering methods, it hopes to create sustainable communities. It seeks to collaborate with local authorities, housing associations and landowners across the UK to support its mission to find innovative solutions to the country's housing crisis. 

The Challenge 

In 2019, our client requested guidance on the management of asbestos at each of its development sites and within its wider corporate strategy. The acquisition of brownfield sites presented a number of risks, including the presence of areas with significant asbestos contamination. A robust system for sourcing and managing asbestos suppliers was required due to the wide geographical spread of the sites. 

iON’s Solution 

Our role was to design, develop and implement a comprehensive asbestos management system to underpin each stage of the development, including pre-construction, construction, completion and handover. The ability to incorporate a live asbestos management plan that moved through the development cycle was unique to this system. We provided site-specific support, which involved drafting survey and remediation specifications, overseeing supplier procurement, and offering recommendations as required. 

The system also included a training matrix for all users within each division of the company. As well as providing basic asbestos awareness training, we tailored a workshop to ensure that all stakeholders had a full understanding of the new management system, including roles and responsibilities. We have audited the system annually and provided advice on continuous improvement.
